Homeownership Education

NCALL offers a variety of housing counseling and educational services to low and moderate income Delawareans who wish to improve their housing conditions. This educational empowerment enables families to take control of their housing future and enjoy the benefits of improved housing and greater financial independence.

NCALL offers pre-purchase housing counseling, default and foreclosure prevention counseling, financial literacy as well as post-purchase counseling services to residents throughout the State of Delaware.

Graduates of NCALL's Pre-purchase Counseling, Financial Literacy, and Foreclosure Prevention Programs become informed consumers. The counseling process typically starts with a 1 to 2 hour orientation session followed by a one-on-one intake session. Follow-up sessions are tailored to the client's needs and continue until the family becomes mortgage ready or resolves their delinquency situation. Clients wanting or needing more extensive credit, budgeting and assistance with debt repayment plans are encouraged to attend NCALL's Growing Your Money Financial Literary course.

NCALL also offers special programs such as Individual Development Accounts where participants save up to $1,500 towards the purchase of a house and the amount saved is matched by the Delawareans Save Program to provide the homeowner with additional funds towards the purchase of their home.

NCALL offers households an impartial view of the options available towards buying or preserving their home. Families are empowered to make informed decisions about their housing future. NCALL's pre-purchase counseling assists families to become mortgage-ready for conventional financing and special federal financing programs, such as FHA, VA, and Rural Development 502 mortgage loans. NCALL is a HUD certified Housing Counseling agency and all of NCALL’s counselors are Certified Homeownership Counselors and have specialized training in Financial Fitness. Counselors also have received specialized training in foreclosure mitigation. For the convenience of our clients, NCALL has offices in Dover, Newark, and Georgetown. Workshops are also available in Spanish at our Georgetown location.
