Pre-purchase Counseling

NCALL's homeownership counseling assists families to become mortgage-ready for conventional financing and special federal financing programs, such as FHA, VA, and Rural Development 502 mortgage loans. NCALL is a HUD certified Housing Counseling agency and all of NCALL’s counselors are Certified Homeownership Counselors and have specialized training in Financial Fitness. Counselors also have received specialized training in foreclosure mitigation. For the convenience of our clients, NCALL has offices in Dover, Newark, and Georgetown. Workshops are also available in Spanish at our Georgetown location.

In FY 2008 alone, NCALL saw 625 new homeownership education and housing counseling clients. 244 households achieved their housing goals by becoming a first-time homebuyer or obtaining home repairs. This represents 244 individual success stories by families who cleared up credit problems, saved for down payments or security deposits, paid off debts, consolidated bills, instituted family budgeting, learned about their housing options, accessed various down payment and settlement help programs, and utilized subsidized federal or private credit to achieve their housing goals.

To give you an idea of the leveraging impact of NCALL's homeownership counseling, over $43 million in attractive conventional and federal 502 mortgages were leveraged in 2008 alone.
