NCALL's housing counseling helps households become mortgage-ready for conventional financing and special federal financing programs, such as FHA, VA, and Rural Development Section 502 mortgage loans.
Our housing specialists will guide you step-by-step through the home buying process.
After an orientation session, households meet with a counselor one-on-one to review their credit and financial situation so they can determine how ready they are to become a homeowner and what steps they need to take to qualify for a mortgage.
These steps can include reducing debt, cleaning up their credit, learning how to budget, and become educated about the home buying process. NCALL offers households an impartial view of the options available for buying a home.
NCALL's homeownership counseling helps families review all mortgage options, including conventional financing and special federal financing, such as FHA, VA, and Rural Development Section 502 direct and guaranteed mortgage loans along with other homeownership options, such as Habitat for Humanity and Diamond State Community Land Trust programs. Families become educated consumers and are empowered to make informed decisions about their housing future.
NCALL also encourages families to attend NCALL's financial education course, Mind Over Money. This course helps families learn how to manage and improve their finances. It includes training on banking, checking and savings, credit scores, debt reduction, taxes, insurances, loans, and predatory lending.
NCALL is a HUD-certified Housing Counseling agency, and all of NCALL's counselors are certified Homeownership Counselors.
Counseling and educational services are provided primarily to low- to moderate-income households in Delaware. For the convenience of our customers, NCALL has offices in Dover, Newark, and Georgetown. Workshops are also available in Spanish at our Georgetown location.
